Before putting a property on the market, it is worth looking at it as if you were entering for the first time. Is the layout understandable? Is it easy to navigate? Is there anything that distracts from its qualities? Preparing it does not mean hiding its reality or turning it into a show home: it is about showing it clean, well-maintained and easy to imagine as a home.

Start by decluttering, not by buying

Remove items from countertops, tables and hallways that you do not need during viewings. Store some of the decorations and leave the surfaces of the furniture visible. It is not necessary to empty the property: some everyday items help to understand the scale and use of each room.

Also review the pathways. A chair in the middle of the way or a piece of furniture that blocks a door can make a room feel less comfortable. Rearranging what you already have is often a good first step before investing in decoration.

Attend to cleanliness and minor repairs

Spend time on windows, kitchen, bathrooms and grout. Check handles, light bulbs, blinds and doors. A well-maintained property allows focus on its spaces. If there is damp or a fault, find out its cause and explain its condition: covering it up so it is not seen does not solve the problem.

Not all renovations are worth it before selling. An expensive refurbishment may not align with the tastes of the future buyer. Before deciding, it is advisable to assess the condition of the property and what improvements make sense in its specific case, without assuming that you will recover every pound invested.

Make the most of the light without misrepresenting the property

Open the curtains and check at what time each room receives the best light. In photographs, try to show the real atmosphere and retain details in windows and shadowed areas. Avoid filters that change colours or make spaces appear larger.

The terrace, balcony or patio are also part of the presentation. Clean the furniture, tidy up the utensils and leave a simple layout that allows appreciation of the available space.

Care for the first impression from the entrance

The visit begins at the entrance. A clear entryway, a ventilated atmosphere and pleasant lighting help to welcome the buyer. Avoid strong perfumes: it is preferable to address the source of any odours and ventilate properly.

Prepare for the photo session and viewings

  • Tidy away clothes, loose cables and cleaning products.
  • Remove documents, personal photographs and valuables that you do not wish to display.
  • Present each room with a recognisable use.
  • Ensure that all doors and windows can be shown.
  • Be clear about the features of the property and any issues that need explaining.

The images in the advertisement must correspond to what the buyer will find. If a decorative recreation is used, it should be distinguished from a photograph of the current state.

A presentation consistent with your property

Not all homes require the same preparation. A furnished flat, an empty property and a home needing refurbishment require different approaches. At Habinara, we can help you decide what to highlight and which small adjustments to prioritise before photographing and showing your property in Torrevieja, Orihuela Costa and surrounding areas.
