Preparing for the sale also means having the documentation in order. The energy certificate helps to understand the efficiency of the property and is generally mandatory for advertising and selling it.

What is the energy certificate?

It is a document prepared by a qualified technician that evaluates the energy performance of the property under standard conditions. Its label uses a scale from A, the most efficient, to G, the least efficient, and informs about energy consumption and emissions.

The certificate also includes recommendations for improvement. It is not a general inspection of the property's condition nor a guarantee of the amount you will pay in your bills: actual consumption depends, among other factors, on usage, occupancy, and climate control.

Why is it mandatory for selling?

In a sale of an existing property subject to this obligation, the seller must have the certificate and label from the moment the property is advertised. The advertising must include the corresponding rating information.

When formalising the sale, a copy of the duly registered certificate is provided to the buyer, and the label is attached to the contract. Therefore, it is advisable to prepare it before publishing the advertisement, rather than leaving it until the signing.

There are specific legal exceptions that must be verified for each property. It should not be assumed that a property is exempt simply because it is old or small.

How is it obtained in the Valencian Community?

The owner commissions the certificate from a qualified technician and must ensure that it is registered with the corresponding regional authority.

In the Valencian Community, there is a specific register managed by IVACE. The owner can delegate the processing to the technician or another authorised person. When hiring the service, it is advisable to ask if the quote includes registration and delivery of the label.

What advantages does it offer?

For the seller, having it prepared makes it easier to present the documentation from the start and address the buyer's questions.

For the buyer, it allows for comparison of the energy performance of different properties with a common reference and to understand potential improvements. It is advisable to interpret it alongside aspects such as orientation, windows, insulation, and installations.

The recommendations can also help in planning renovations. However, obtaining a good rating does not guarantee a higher selling price or specific economic savings on its own.

How long is it valid for?

The maximum validity is ten years, except for certificates with a G rating, which have a maximum validity of five years. There are earlier certificates subject to the previous regime, so the specific date of the document should be checked.

If improvements have been made that may alter the rating, the owner can voluntarily update it before its expiration.

Before putting your property up for sale

Check that you have the complete certificate, that it corresponds to the property, that it is registered, and that it is still valid. Also, keep the label to incorporate it correctly into the marketing.
